August sales are comparable to the strong levels recorded last year and well above long-term trends for the month. While sales have remained relatively strong, there still a shift towards more affordable options as the year-over-year pullback in detached sales was nearly matched by gains for multi-family product types.⁠

New listings continue to trend down, preventing any supply gains or a substantial shift in the months of supply. Despite year-over-year gains in new listings, the spread between new listings and sales this month narrowed compared to the past three months. ⁠

This caused total inventory to trend down and prevented any significant shift in the months of supply. The months of supply in August remained at just above two months, not at tight as earlier in the year, but still below levels traditionally seen this time of year.⁠

For the third month in a row, benchmark prices eased declining to $531,800. While the reduction reflects shifting market conditions, it is important to note that previous gains are not lost, and prices remain over 11% higher than last year.⁠

Calgary housing sales totalled 18,694 units in the first half of 2022, with sales in the second quarter nearly matching the record high pace set in the first quarter of the year. 

This is NO surprise with eager consumers wanting to get into the market with low pre-approval rates. New listings struggled to keep pace leaving inventories relatively low and the months of supply relatively tight. This caused prices to trend up in the second quarter relative to both the previous quarter and year.

July saw a 1% increase from the Bank Of Canada. After 4 consecutive rate increases, the overnight lending rate has jumped to 2.5% and pushed mortgage rates up to their highest levels in over a decade. The lending rate increases have impacted home sales and are expected to weigh on sales over the second half of the year, offsetting some of the strong gains reported over the first half of the year. 

Supply adjustments in the market have been slow however, the pullback in demand is expected to help support more balanced conditions. With market conditions easing and a higher cost of borrowing, prices are expected to trend down in the second half of the year, offsetting some of the stronger than expected gains in the first half of the year. 

Despite the pullbacks, we anticipate that the annual benchmark price will remain higher than levels reported last year.

Significant slowdowns in the detached and semi-detached market were nearly offset by sales growth in the apartment and row sectors.

July sales were 3% lower than levels recorded last year and this is the second month where sales activity slowed but total residential sales are still amongst the strongest levels recorded. New listings in the city declined compared to what was seen in 2021.

Listings for homes priced below $500,000 fell by 18%, while levels rose by 20% for homes priced above $500,000. With just over two months of supply, the market remains tight.

The benchmark price slipped relative to what was seen earlier in the year and rising lending rates have cooled much of the bidding war activity that was driving significant gains earlier in the year. But prices currently remain over 12% higher than last year’s levels.

Sales activity slowed down in May with 3,071 sales but levels are still slightly higher than last year’s record high + are far stronger than typical levels of activity recorded in May.

There was a decline in new listings but a strong pullback in sales was enough to cause inventories to trend up relative to levels seen over the past few months. The monthly gains did take off some of the pressure in the market but with just under two months of supply, the market continues to favour the seller.

The tight market condition contribute to further price gains in the market, but the pace of growth has eased relative to what occurred over the previous four months. Overall, the benchmark price reached $546,000 in May, over 14% higher than last year’s levels.

Aprils real estate market slowed however, there were 3,401 sales with a gain of 6% over last year and a record high for the month of April.

New listings trended down relative to last month and levels recorded last year. With the sales-to-new listings ratio remaining above 745, there was not much of a shift in overall inventory levels. With 4,850 units in inventory, we are no where near record low inventory levels, however, levels are far lower than what was recorded in April since 2014.

Overall, the Calgary market has seen the months of supply remain below two months since November of last year, placing significant upward pressure on prices. The benchmark price in April reached $526,700, which is nearly 2% higher than last month and 17% higher than last year.

Again, just like in February, sales activity reached a monthly high and also hit new all-time record high for any given month. Gains happened across all property types and they all hit new all-time record highs. 

An increase in new listings this month helped the growth in sales activity but inventory has remained low, ensuring the continuation of the sellers market.


With an unadjusted benchmark price of $518,600 this month, the monthly gain increased by another four per cent. After three consecutive gains, prices have risen by nearly $55,000 since December and currently sit nearly 18 per cent higher than last year’s levels. 

Despite the strong start to the year, price gains and rising lending rates are expected to weigh on demand in the second half of this year. Nonetheless, persistently tight conditions will likely continue to impact the market over the next several months.
